+ What is Bolar and how does it work?

+ What is the bolar score and how does it work?
The Bolar Score factors in five various categories instead of a basic background check. With the new system that Bolar brings into the Renting Market, Tenants will be scored based on the basic factors of: Tenant Age, Tenant Duration, Mark History, Payment History, and Refund Score. The percentage breakdowns are as follows:
- The tenant’s age and usage of the bolar app (10 %)
- The tenant’s duration stayed at apartments (10 %)
- The tenant’s mark history (20 %)
- The tenant’s payment history (40 %)
- The tenant’s refund % (deposit refunds) (20 %)

+ Do you have a mobile app?
Yes, Bolar will be mobile! We put ourselves ona high pedestal when it comes to being convenient for our comunity! You will soon be able to download the Bolar app on iOS and Android.
+ Does Bolar affect my credit score?
No. Bolar does not pull credit for tenants or landlords. Instead, Bolar is trying to revolutionize a new system for housing applicants that does not require a credit score whatsoever. This new system Bolar created is more focused on a Renter’s renting history rather than their credit history.
+ How does Bolar protect Credit Card information?
The Bolar website and app are created through a website building company known as squarespace. This means that Bolar ensures your personal information safety and protection through Squarespace’s API security system. Bolar and squarespace ensure that both payment methods, Stripe and PayPal, on the Bolar website are PCI-DSS compliant. This means that we meet the security standard for all companies based in the United States that handle payment information for our customers.
+ How to contact customer support?
If you have any further questions, don’t hesitate to ask us at any given moment! Simply go to your Bolar Portal by clicking on the Bolar icon. Once you’ve accessed your Bolar Portal simply click on Customer Support. You will then be prompted for your email address, followed by explaining the situation in the Message section. When you’re done click on Send Message. At this point your questions, comments, or concerns have been submitted to the Bolar Customer Service team. Please give us up to five business days to respond.
+ How Is Bolar easy to use?
Our Landlord/Tenant toggle system is paired with a user friendly interface in our app and website that puts all of your renting needs in the palm of your hands. Accessible 24/7 at no extra cost.
+ What if there is a false claim?
Since Bolar gives periodic reports, it is easy to spot any anomalies that shouldn’t be on the record of either the Landlord or Tenant and an appeal can be sent immediately to Customer Support.
+ How does Bolar verify identity and property?
During the signup process, an email verification and a property’s APN and FIPS code allows use of Bolar’s main features (See Features Page For More Details).
+ What do you need to get started on Bolar?
Getting started on Bolar is easy:
- As a landlord, all you need are the following: name, email address, create a password, drivers license, and a phone number. After these few things have been submitted through the signup link, linked below, patiently wait for our verification email that should be sent within the next couple of minutes.
- Signing up as a property manager is not far off from the process for a landlord. In additon to providing all of the same information as a landlord, a property manager is required to provide their company name as well as a work email. Once these steps are complete, please patiently wait for our verification email that should be sent within the next couple of minutes.
- As for a tenant, all you need to provide are the following: name, email address, create a password, and a drivers license. It's that simple.Once these steps are complete, please patiently wait for our verification email that should be sent within the next couple of minutes.
At this time, a drivers license is only prompted while signing up through the Bolar app.

+ What purpose does bolar serve for me?
In a world of hectic rental applications, unreliable tenants, and complicated platforms, Bolar is a landlord’s best friend. With a user-friendly portal, extensive score reports, and efficient tenant navigation, Bolar has it all!
+ Why Should I Use bolar?
Bolar is not only here to provide the fairest way to regulate a relationship between the tenant and the landlord, but it’s also here to do it in the most convenient way possible. Bolar has invented a way for landlords and property managers to pick the best candidate they feel fit for their property with a newly designed algorithm that takes into account of important variables pertaining to property owning and management. These variables include, payment history, property damages, noise complaints, and so on. However, Bolar also strives to show the best of a prospective tenant as well. Tenants who have a positive renters history will also reflect on their Bolar Score. Potential positives would be paying on time, making sure the house is kept clean, no damages, and so on. In addition to providing a fair way for landlords and property managers to help select prospective tenants for their homes, Bolar is also easily accessible 24/7 on multiple platforms, whether it’s on your iPhone, Android, or PC. Bolar’s new Bolar Score system is the new fair system that landlords and property managers have been waiting for to help them find the perfect tenant to take care of their home.
+ How do I add a property?
To add a property, start by signing into your portal. Once you’re signed in, click on “Menu.” Next, proceed to the button that says “Properties.” After clicking “Properties” click on “Add Property.” This will then direct you to add your property’s APN code. Once you enter your APN code click the button that says “Continue” this will then take you to a page that prompts you to enter your property’s FIPS code. After adding your property’s unique APN and FIPS code, you are now able to manage this property directly from your portal.
+ How do I use Bolar?
Once you sign up for Bolar, you can add and manage multiple properties in your portal. We have an extensive verification process involving both you and the tenant. After your properties are verified through the county database, you’ll be able to send a personalized referral code to prospective tenants, allowing them to begin their verification process, consisting of the following steps:
- The prospective tenant will receive an email with your referral code and a link to sign up.
- In the application, the prospective tenant will have to verify their phone number and driver’s license. For additional security, they will also have to upload a picture of their income.
- The prospective tenant will pay a $25 application fee and be able to submit the application.
Throughout the process, you will be able to check the status of the tenants’ application on your portal. Once the tenant has submitted the application, you will be able to view their most recently generated score report, and decide whether or not to add them as a tenant for your property.
+ How to file an incident report?
Through Bolar, as a service provider to landlords, property managers, and tenants, our primary focus is to ensure the comfort and safety of all parties. Bolar strives to ensure that justice is provided for all affiliates twenty-four seven. Therefore, knowing how to file an incident report is important for everyone. Simply go to your dashboard. Next, click on the appropriate party you wish to file a report on. After this, fill out the comments section with specific details describing the incident to the best of your abilities. This information generally includes; tenant(s) involved, cost estimate of the incident, severity of the incident, and any other information the landlord or property manager finds essential. Once the comment section is complete, continue to fill out the form by claiming if there was any illegal activity, cost of the incident, the level of the severity, and the category the incident falls under. After the form is filled out submit it by clicking “Submit Incident.” Now that your incident is complete please give us up to five business days to reach out to you and to ensure that the issue is resolved.
+ Where can i find my county's fips code?
An FIPS code is a unique five digit code created by the Federal Information Processing Standards (FIPS) to identify counties within the United States of America. One can find their county’s unique FIPS code on the Natural Resources Conservation Service website, created by the United States Department of Agriculture. nrcs.usda.gov
+ Where can I find my Property's APN code?
Every property owner within the United States has an APN code. A Home’s APN code is known as an Assessor Parcel Number. So what is an APN code? An APN code is public information that is a unique number given by a county tax assessor for each piece of land within the county. You can find your APN code by going on your local county assessor’s website and searching your Home’s address. You can also find your APN code on your grant deed.
+ How to file a payment report?
Bolar’s primary focus is being fair to both the property owner/manager and the tenant. This includes arguably the most important thing when it comes to renting. Money. In other words, making sure that payments are made on time is a top priority here at Bolar. If a tenant is uncooperative with making their payments on time then a property owner/manager can easily file a Payment Report. Once you Sign In to your Account. Go to your Bolar Portal. In your Bolar Portal you’ll find a tab that reads Payment Report. Click on the button that says Payment Report where you will be redirected to filling out your payment report. First you will be asked to select Which Property. The second question prompted will be Which Tenant. This is followed up by the third question, What type of payment repoty, this is where one will either select if the payment is simply late, or missed altogether. If one selects late payment then they will be prompted to enter how many days late the payment is. If one selects missed payment then they will be prompted to enter how many months missed the payment is. Once the following information is complete click Submit. Your Payment Report is now complete. Please give Bolar Five Business days to get back to you on your Payment Report and to ensure that the following proper measurements are taken into action.
+ How can I remove a property from my Bolar Account?
One may find themselves in the position where they no longer own a property. Fortunately, removing a property on Bolar is extremely simple. All one needs to do is go to their Bolar Portal and click on the Property you want to remove. Once you click on the specific property, click on the button that says Remove Property. After doing so, removing that specific property is complete.
+ How can i add or remove a tenant?
On Bolar adding a tenant is fairly straightforward. Simply go to the tenant’s application of which you wish to add and then click Add Tenant right next to the desired tenant(s) name(s). To remove a tenant from a property you should first go to your Bolar Portal and then go to properties. Once you reach the desired property simply click on the tenant’s name and then click remove tenant.
+ How do i invite a tenant?
At Bolar inviting a tenant is a unique process. First the property owner/manager must send the prospective tenant a referral code. This is done by going on to the specific property in your portal and then click on Invite Tenants. You will then be directed to add the tenant’s name(s) and email address(es). This will then send the prospective tenant(s) a referral code to their email address. The tenant will then be able to enter the referral code in their application. Once the tenant completes their application the property owner/manager will be emailed the prospective tenant’s Bolar Score breakdown. If you feel that the tenant is fit to accommodate your property then simply go back to the Bolar website or app and add the tenant to the property.

+ How do I fill out an application?
If you have been invited to complete your housing application using Bolar by your landlord, you will be emailed with a referral code to use. During the application process, you will need to submit pictures of your drivers license, attach documentation of your income history, and pay a $25 application fee
+ How often is my Bolar score updated?
Each tenant's Bolar Score is updated and re-calculated quarterly (every 3 months).
+ How do I improve my Bolar Score?
Your Bolar Score is based off of the following five factors: Tenant Age, Tenant Duration, Mark History, Payment History, and Refund Score. By improving your performance in these categories, you can improve your Bolar Score.
+ How can I view my Bolar Score?
In order to view your Bolar Score and track any changes, simply log into your portal, and click "View my Score Report". A full breakdown will be provided.
+ How much does Bolar cost me?
If you decide that you’ve found the property best fits you and you’re ready to submit an application to the property owner/manager through Bolar then the initial cost is twenty five dollars. However, once the application is completed than fifty dollars will be reimbursed to the tenant. This means that Bolar’s initial cost is twenty five dollars while the final cost after being reimbursed is only one hundred dollars.
+ Do I have to pay Bolar every time I apply for a new property?
Yes. The application fee for every property is one hundred and fifty dollars. Fifty dollars will be reimbursed for each application a prospective tenant sends.
+ How to add/remove a card/bank on Bolar.
It’s time to finalize your housing choice and add your card for your first payment. Adding your credit card information to Bolar is quick and simple.If you are trying to add your card while completing your Bolar Application then you will simply be prompted to add your card before your first initial fee of one hundred and fifty dollars is charged. First go to your Bolar Portal. Second, click on Account Settings. Third, simply click on Manage Bank Settings. Under account management you will find a button that says Add Card. Once you finish entering your card information click Add Card at the bottom of the screen and then your card will save to your Bolar account. If one gets a new card they can simply remove their old card. This process is fairly similar to adding a card on Bolar. Start by going to your Bolar Portal and click on Account settings. Then click on Manage Bank Settings. Under account management click on the card you wish to remove you will then be asked if you wish to remove the card selected. Simply click on Remove Card and wait for the screen to prompt you that the card has been successfully removed.
+ What affects my Bolar Score?
Bolar is the fairest way for property owners/managers to find new prospective tenants for their property. This is done through the Bolar Score. The Bolar score is an algorithm that rates tenants based off of their renters history. Currently these are the things that affect one’s Bolar Score:
- The tenant’s seniority on the bolar app (10 %)
- The tenant’s duration stayed at a residence (10 %)
- The tenant’s mark history (20 %)
- The tenant’s payment history (40 %)
- The tenant’s refund % (deposit refunds) (20 %)
+ How to view score reports & history?
Tenants are also able to view their Bolar Score. This is a fairly simple two step process. First, go to your Bolar Portal. Second click on the button that says Score Overview. This contains an extensive breakdown of your Bolar Score. If you wish to check your Bolar Score History then simply click on the button that says Score History.
+ How to start a new application?
To start a new application simply go to your Bolar Portal. In your Bolar Portal click on the Applications tab. Once you open the applications tab click on Create Application at the bottom of the screen. This will start a new application. To fill out an application you will scan your driver's license (if you are signing up on the mobile app), documentation of income history, and a one hundred and fifty dollar application fee. Fifty of which will be returned within five business days once the application information is found to be accurate
+ How to view the status of a pending application?
To view your applications status go to your Bolr Portal and click on the Applications tab. Under the applications tab you can view completed applications that have yet to be approved by your prospective landlord. These applications are marked pending while accepted applications are marked accepted and declined applications are marked declined.
