Sites and Services
Bolar collects information from our users and we take the matter seriously. We have procedures in place to protect user privacy with the laws applicable United States laws. By using our sites and services you are consenting to our Privacy Policy, which is subject to our terms of use, do not use the site and services. Using the site and services means you agree with our terms.
Tenant
Potential Tenants, Tenants, or Bolar account holders (collectively and individually,“tenants”) have control over their information. Tenants have the ability to choose which landlords, brokers, property managers, and their associates (collectively and individually, “end user”) see their information by paying an application fee. Each application submitted the tenant agrees to submit their information to the end user and their affiliates. To protect our tenants, we implemented information sharing with a fee, thus leaving you with the power to choose who you share your information with.
We will not be transmitting information to parties you have not authorized. End users cannot search or look at tenant profiles without the tenant paying a fee.
Landlords and Property Managers
Landlords, property managers, brokers, and their affiliates (end users) need to read and understand the terms and conditions prior to signing up and using the sites and services. The sensitive nature of information and application, of said information, needs to comply with state and federal law. Local ordinances should be abided to as well.
Our end users should understand the nuances of the real estate industry. In order to create a tailored real estate rental algorithm, Bolar needs to collect the following information from our end users:
Assessor Parcel Numbers (“apn”)
Federal Information Processing Standard Publication(“fibs”)
A fibs code is the county wherein the property lies.
Articles of Incorporation
Corporation Number
Acting officer authorized to make a binding contract
Our end users are necessary to ensure the recording of the algorithm scores. Landlords will have access to tenant information and should have procedures in place for themselves and associated with access to end user account details.
Our platform does use third party application programming interfaces (“api”) to verify documentation provided by end users and tenants. The api collects information to privacy us services to Bolar and collects information such as, but not limited to: government issued identification, address, phone numbers, and emails.
Application Programing Interfaces
API’s are our service providers and provide us the necessary information to maintain our sites and services running. API’s we use can collect personal data and have their own federal and state complaint procedures to prevent unauthorized entrants and data from leaving the parameters. For example, we use square for our payment processing; and they have the infrastructure in place to handle user data and payment processing.
We do not store payment processing in our database and are reliant on our service provider. If issues arise, we are reliant upon square fixing their problem to use our sites and services seamlessly. We choose to use API’s to handle certain data since they have more knowledge in their specific industry and have the capacity to handle payment processing at a rate far lower than we would be able to provide.
Accessing, Updating, Deleting Accounts
In our tenant and landlord portal, users have the option of seamlessly changing their current account information. Further documentation may be asked to ensure the new information is accurate.
A deleted account does not mean information was completely removed from the site and services or our API’s. We may keep your information to ensure another account is not made falsely representing an individual. End users could have kept your file outside our sites and services. Your information will not be available for end users, with no prior relation, to access the account once it is deleted.
Tracking Information
Bolar collects personal information: government issued identification numbers, age, birthdays, phone numbers, emails, addresses, end user provided information, time spent at a location, eviction history, and rental payment history.
Bolar may collect information automatically using web tracking abilities such as web cookies, pixel tags, and third party tracking services to ensure the site and services are performing at premium levels of efficiency. Bolar may need to store cookies in end user and tenant computers to take certain actions such as logging in from a recognized ip address. The log data there to add an extra layer of security and is one of the procedures taking place for security measures.
